Years of jobs, estimates and change orders: the record of how real work gets done is what AI labs are short of.

General contractors, home builders, roofers, HVAC, plumbing, electrical and solar companies, and other field-service businesses: owners, operations managers and the people who run the office and the job board.

What companies like yours hold

What you typically have, where it sits, and whether the valuation can measure or value it. Buyers price what exists together, over how many years, and how well it links.

  • Jobs, dispatch and service history
Where it sits, and what the evidence shows
ServiceTitan, Housecall Pro, Jobber or FieldEdge: the call, the booked job, the technician's notes and photos, the invoice and the payment, for every job over the years.

What raises the value

  • A job a buyer can follow end to end: the call, the estimate, the job, the technician's notes and photos, the invoice and the payment ("which diagnoses led to which repairs and what the customer paid", Polyshares).
  • Estimates marked won or lost, with the reason: "Estimates marked won or lost show which offers customers accepted" (Polyshares, on Housecall Pro).
  • Plans next to what happened: schedules, budgets and change orders beside the daily logs and the final cost.
  • RFIs with their answers and submittals with their review decisions, tied to the drawing they concern.
  • Many years across many technicians and seasons, in a trade with few written records: "material from a trade with few written records is scarce in a way general business correspondence is not" (Polyshares).
  • Photos attached to a job and a note, not loose in a phone.

What lowers it

  • Loose photos with no job, date or note behind them.
  • Customer lists and price books on their own, without the jobs that used them.
  • Drawings that belong to the architect or the client.
  • Records moved between systems with the history lost.
  • Bid pricing and contract values you are not free to disclose (Procore lets you leave them out of an extract).

A line that quotes a buyer names it. The others are our checklist, drawn from the factors buyers state in general: no buyer publishes how much each one moves a price. How often each factor matters across 156 kinds of data.

The rights to settle first

These stop a sale more often than price does. Each can be settled before any buyer sees a record.

The full rights checklist
  • Drawings you build from usually belong to the architect. Under the standard AIA owner-architect agreement the architect and its consultants "are deemed the authors and owners of their respective Instruments of Service", and the owner's licence covers the project only (AIA). The same form says the owner "shall not assign, delegate, sublicense, pledge or otherwise transfer any license granted herein to another party without the prior written agreement of the Architect." Leave others' drawings out, or get that agreement.
  • A franchise's records may not be yours: ServiceTitan's terms say "your franchisor, and not you, owns all Customer Data" unless your franchise agreement says otherwise, and bar a mass export without the franchisor's consent.
  • Homeowners' names, addresses, phone numbers, faces and house numbers run through jobs, emails and photos ("Photos can show homeowners, faces and house numbers", Polyshares). They are removed before anything leaves, and you decide which projects are included.
  • Insurance claim files belong to the claim: "Homeowner insurance claim details and payment data can be left out of any export your company approves" (Polyshares, on AccuLynx).
  • Your field software may hold its own licence to your data: Buildertrend's terms grant it a perpetual, irrevocable licence to customer data, and Jobber's a licence to user content. That does not stop you licensing your copy, but read the terms before you promise a buyer exclusivity.
  • Export access is not a licence: "Your ability to export a record does not by itself establish permission to license it" (Nyne).

What is already on offer from companies like you

What holders like you ask

We are a 25-person HVAC company. Is that big enough?
Often, yes. Of the 24 buyers on our board that take company records, 5 publish a minimum head count, from 20 to 40 people. The rest publish none, and SuperAnnotate says "Any industry qualifies. What matters is that the records are specific to your field and hard to source anywhere else." Handshake AI asks for 20 or more full-time employees and three years in operation; Nyne 20 full-time US W-2 employees and three years; Scale AI prefers 40 or more and names field services (HVAC, plumbing, electrical) among its industries.
Has anyone actually paid a contractor for its records?
Polyshares lists licences of a roofing company's, a general contractor's and a solar company's operating records on its track record page; it names none of the sellers, so treat them as its own account. The Information reported in July 2026 that micro1 had approached an HVAC company in Michigan, under the headline that data labelling startups are paying HVAC companies for data. HUMXN Research Labs announced on 13 October 2026 a programme to buy records from trades and manufacturing businesses. Every disclosed sale we know of is on the deal ledger.
Can we sell the architect's drawings we built from?
Usually not. Under the standard AIA agreement the architect keeps the copyright in the drawings and specifications, and the owner's licence covers building and maintaining that project only, with no right to sublicense it without the architect's written agreement. Your own shop drawings, estimates, logs and photos are a different matter: those are usually yours.
What happens to our customers' names, addresses and house photos?
They come out before anything leaves your company. Buyers say so themselves: HUMXN removes "customer names, addresses, phone numbers, and other personal information" and reviews footage and photos, and Polyshares lets you choose which projects are included. The valuation reads your exports on your own computer and sends only counts: how many records, over which months, how many people, how many link to another system, how many identifiers it found. No names, subjects or message text leave it. A de-identified sample, if you add one, narrows the range.
Our records live in ServiceTitan, Procore or Buildertrend. Can we even get them out?
In parts. ServiceTitan exports reports and job lists to spreadsheets (and after you leave, it keeps an export window of 60 days); Procore exports one active project at a time with Procore Extracts or the Project Archive tool; Housecall Pro lets admins export customers and jobs, with its API on the MAX plan; Jobber exports clients on some plans; Buildertrend decides the format of an export itself. No vendor offers everything in one step, so start with the exports you can make: the valuation reads them on your own computer.
Why would an AI lab want a contractor's records?
To teach models and robots how physical work is diagnosed, priced and finished. HUMXN: "A plumber diagnosing a leak, an electrician tracing a fault or an HVAC technician troubleshooting a system can generate valuable examples of human perception, decision-making, tool use and physical problem-solving." A job record that runs from the call to the payment shows the whole chain.
